Estate Housing

A considerable number of clients have appointed the practice to prepare housing layouts. In most cases, the sites are located within an existing settlement and whilst a client may have a specific brief in terms of the number and type of dwellings to be built guidance is often required ensure that the new homes pay proper respect to any noteworthy features on the site and merge seamlessly with their surroundings.

The practice has also gained a reputation for the effective use of land utilising its skills for maximising the amount of development that can be obtained on a site having regard to local planning authority policies and standards.

The site was formerly occupied by a single house in its own grounds. The practice obtained planning permission on behalf of clients DJ Higgins Development Ltd, who sold it to Berkeley Homes. The new owners acquired land nearby to increase the overall area for development.

One of the main problems was to gain access to the site and the practice negotiated a relaxation of the sight visibility requirements from the Highway Authority. Combined with imposition of a speed limit of 20mph on the main road and associated signage to denote priority, safe access was secured.

The scheme provided a mixture of 2, 3 and 4 bedroom dwellings positioned along a winding street serving private drives. All the dwellings front onto and supervise public open space. The architectural character reflects the scale and use of materials of existing buildings in the Stock Conservation Area.
