The site was approximately 2.2 hectares in area and is located on the south west boundary of Castletown in the Isle of Man. It comprised an extensive area of unmanaged grassland, a number of existing redundant farm buildings and an un-maintained historic mound (thought to be a Viking burial) located in the north east corner.

The residential scheme prepared for Hartford Homes contained 45 dwellings of varied house types, the conversion of the existing barns and the provision of a substantial area of public open space that included the long-term preservation of the mound and rare native plants. A 'pedestrian friendly' layout was created that gave preference to people rather than cars. A net density of 25 dwellings per hectare was achieved.

The design of the dwellings embodied some of the architectural details displayed in the Georgian and Victorian buildings in the town's conservation area and gave the development a sense of place and 'local identity'.
